Buying a property can be an exciting prospect, and a costly one
too. Here at Maddersons, we endeavour to process your purchase as
quickly as possible to minimise stress and worry.
To make you feel more comfortable with the steps
involved when purchasing a property, we have outlined the process
below: -
Once your offer has been accepted by the Sellers
of a property, it is essential that you instruct a Conveyancer.
If a mortgage is necessary, you should also obtain this as soon
as possible in order to avoid delaying the transaction at a later
date.
Once instructed, we will obtain the Estate Agents
Memorandum of Sale, as well as obtaining the draft contract and
all other information relevant to the transaction. We will then
make various enquiries and carry out the relevant searches to ensure
that there will not be any problems with your proposed property
once contracts are exchanged.
Once replies to enquiries are received, along with
the results of the searches, a contract report is completed, detailing
all the information we have found. This is then sent to you before
you agree to exchange contracts. Please note that, once contracts
are exchanged, the transaction becomes a legally binding contract
so this is, essentially, the “point of no return”.
After exchange of contracts, we will arrange for
your mortgage monies to be available for the date of completion.
At this stage, we also make further enquiries to the Seller’s
Solicitor and carry out any further searches.
On the date of Completion, which is the day you
acquire your new home, we can ensure prompt payment of your mortgage
monies to the Seller’s Solicitor and obtain documents to prove
Title to the property. Thereafter, we ensure that the property is
registered to you at HM Land Registry and deal with any relevant
Stamp Duty payable.
After conclusion of the transaction, we will send
you the Deeds to your new property.
Throughout your transaction, our staff will deal
with any queries proposed by the Estate Agents and/or Seller’s
Solicitors, with minimal stress or hassle to you. Our staff are
